Adam Warren
Adam joined Bassets as a trainee solicitor in 2017 following completion of his law degree, masters in law and business, as well as his solicitors qualifying exams (Legal Practice Course). He completed his period of recognised training and qualified as a solicitor in 2018 before becoming a Partner in 2023.
His caseload exclusively involves a mixture of civil and property litigation, with his experience in the sector beginning at law school, during which time he acted as an advocate in residential rented and mortgaged possession claims. Since and including this period, he has provided advocacy in no less than 1,000 County Court hearings and can be found most weeks representing the firm’s clients in the Medway, Dartford and Maidstone Courts. Adam has built up a strong network of professional contacts, including Bailiffs, Barristers, District Judges, Expert Witnesses, Private Investigators and more, with the experience derived therefrom allowing him to provide considered, comprehensive and commercially aware advice.
Adam frequently receives positive feedback in relation to his pragmatism and the careful way in which he and his team adapt their approach to the individual needs of a given client. He is a keen proponent of resolving cases before they reach trial and regularly finds opportunities for settlement where clients had feared that the matter was beyond a negotiated outcome.
The firm’s commercial and individual clients alike frequently instruct Adam on a wide variety of contentious matters, with his caseload featuring:
- Breach of contract;
- Negligence;
- Debt recovery;
- Trusts disputes and TOLATA claims;
- Contested probate;
- Consumer rights issues;
- Social media based defamation;
- Neighbour disputes, including those relating to rights of way, boundaries and anti-social behaviour;
- Miscellaneous tort claims.
Landlord & Tenant
Adam and his team also service the housing law needs of the firm’s large portfolio landlord and letting agent clients. With extensive experience dealing with matters arising out of residential tenancies, his team regularly:
- Advise on mid-tenancy issues including but not limited to anti-social behaviour, rent arrears, subletting, deterioration of property and the death of a tenant or landlord;
- Draft and serve notices to quit and notices seeking possession, including those pursuant to sections 8 and 21 of the Housing Act 1988;
- Issue and defend possession proceedings in County Courts across Kent and London;
- Challenge and pursue disrepair / housing condition claims and counterclaims;
- Challenge and pursue deposit breach claims and counterclaims;
- Draft and oversee the execution of tenancy agreements and guarantees;
- Draft and oversee the execution of rent increase notices;
- Draft and serve change of landlord notices;
- Instruct and liaise with County Court Bailiffs and High Court Enforcement Agents.
