BUYING AND SELLING

What are our fees?

£750,001 – £1,000,000 £1,500+VAT £1,500+VAT
£1,000,000 plus Price on request Price on request

*If the property is a New Build, Shared Ownership, or the transaction involves a Help to Buy Equity Loan – an additional £150+VAT is applicable

*We charge an additional £75+VAT to act for your lender. If acting for a company in the purchase of a property with a mortgage, this fee increases to £150+VAT

*If there is a requirement for monies to be transferred by Telegraphic Transfer (TT) for same day payment there will be an additional service fee £35.00 plus VAT.

What do our fees cover?

We handle the entire process for you.  We aim to make it as straightforward as possible for you.

Are there additional costs?

In addition to our fees, there will be costs payable to third parties which are unavoidable.  We will advise you at an early stage what additional costs will be incurred.  The following list is a non exhaustive list of the type of additional costs that will be incurred:

Purchases

  • Stamp Duty Land Tax – for details click here
  • A Land Registration fee Scale 1: Click here for current costs
  • Search fees approximately £300.00*
  • Land Registry pre-completion search £3.00
  • Land Charges Bankruptcy Search £2.00 per name

Sales: 

  • Official Copy of Register Entries and
    copy documents from the Land Registry generally approximately £10.00

How long will it take?

This is often beyond our control.  The process is often delayed by “chains” and can only be completed when everyone buying or selling is ready to complete.  Subject to this, a standard sale or purchase can usually be completed in 6-10 weeks.

RE-MORTGAGE OR TRANSFER OF EQUITY

What are our fees?

Our estimated fees are:

**We charge an additional £75+VAT to act for your lender. If acting for a company in the purchase of a property with a mortgage, this fee increases to £150+VAT

How long will your case take?

The process itself will normally take between 4 and 6 weeks.

We believe that the information above is accurate.  However, please note that:

  • *The Search fee of £300.00 is a guideline as this can vary
    depending on the charge imposed by the individual Local and Water
    Authorities. 
  • Our charges are generally fixed, but we reserve the right to vary
    the fee should anything unusual or untoward come to light during the course of
    the transaction.
